Understanding The Continuum Pricing
The Continuum spans 49 unit layouts across nine price bands and one to five bedrooms, from a 560 sqft 1 Bedroom + Study to a 2,260 sqft 5 Bedroom penthouse. The layout count runs ahead of the band count because most base types carry up to two variants, a ground-floor unit and a penthouse, which share their base type’s band.
This pricing sits on top of a genuinely large land cost. Hoi Hup Realty and Sunway Developments acquired 22 freehold plots at Thiam Siew Avenue for $815 million in a collective sale whose tender closed on 18 November 2021. With an estimated development charge of around $284 million on top, the land price works out to about $1,488 per square foot per plot ratio, or about $1,440 psf ppr once the 7% bonus balcony allowance is taken into account. Savills, which brokered the sale, described it at the time as the largest residential development site sold since July 2018. This land cost underpins the pricing shown above; it is not a marketing premium layered on top of a lower base.
Signature Collection and Prestige Collection
The Continuum’s 49 layouts split into two named collections. The Signature Collection covers 41 layouts on shared lifts, from Type A through Type D3. The Prestige Collection covers the private-lift tier only: the 3 Bedroom + Study, 4 Bedroom Premier and 5 Bedroom types, which are C8, C9, D4 and E with their variants, 136 units on eight stacks. Each Prestige unit has its own private lift and lift lobby, marble flooring through the living, dining and corridor areas, and an upgraded Master Bath with two basins, a long bath and a remote-controlled shower water closet.
The split does not track neatly onto bedroom count. A standard 4 Bedroom unit, Types D1 to D3, sits in the Signature Collection, while the smaller 3 Bedroom + Study, Types C8 and C9, sits one tier up in Prestige, purely on the basis of its private lift and finishes.
What the Price Includes
Every unit at The Continuum is fitted with V-ZUG cooker hoods and ovens, a Franke kitchen sink and Samsung laundry appliances, alongside Mitsubishi air-conditioning, Laufen ware with Gessi fittings in the bathrooms, a digital lockset, a WiFi doorbell camera, smart air-con control and a mobile community app for visitor registration and facilities booking. Every unit also has a store room and is oriented north to south, with a ceiling fan provided for cross ventilation.
1 Bedroom + Study, 2 Bedroom and 2 Bedroom + Study types run an induction hob, a Samsung free standing fridge and a Samsung washer dryer combo, without a dishwasher or wine chiller.
3 Bedroom, 3 Bedroom Premier and 3 Bedroom + Study types step up to a gas hob, with one exception: Type C1 alone is fitted with an induction hob despite sitting in the 3 Bedroom band. A Household Shelter is provided from the 3 Bedroom Premier types, C4 to C7, upward, and from Type C4 up those shelters carry louvred slide and swing doors so the room can be ventilated when used as a helper’s room. The shelter is absent again at the larger 3 Bedroom + Study types, C8 and C9, which instead add a private lift, a lift lobby, a second store room and a yard with its own WC.
4 Bedroom types, D1 to D3, add a Household Shelter and a Wet and Dry Kitchen split, with the Dry Kitchen finished in marble, while still running the same gas hob and washer dryer combo as the bands below.
4 Bedroom Premier and 5 Bedroom types, D4 and E, are the only types with a built-in fridge, a built-in dishwasher and an undercounter wine chiller, a separate washer and dryer instead of a combo unit, a Junior Master Bath, a powder room, and a Master Bedroom with a glass walk-in wardrobe and dresser.
Marble flooring in the living and dining areas is not confined to the Prestige Collection. The developer’s floor finishes schedule extends it to C8, C9, D1, D2, D3, D4 and E with their variants, which means the three Signature 4 Bedroom types receive it as well.
How the Quoted Areas Are Measured
The Continuum’s building plan was approved on 24 March 2023, before URA’s harmonised area definitions took effect for applications submitted on or after 1 June 2023, so the quoted areas are on the older basis and a per-square-foot comparison against a post-harmonisation project is not like-for-like.
What the floor plans themselves state is checkable and specific. The legend on every plan marks reinforced concrete ledges and void space as excluded from the strata area, while the air-conditioner ledge, the balcony and the private enclosed space are included in the quoted figure. A 560 sqft Type A, for example, is stated as inclusive of 5 sqm of balcony and 3 sqm of air-conditioner ledge. Penthouse areas are stated inclusive of their strata void: a Type C1-PH at 1,076 sqft includes 19 sqm of strata void beneath a 4.62m ceiling at the living and dining areas.
Maintenance Fees at The Continuum
Maintenance is charged at $60 per share value. This works out to $360 a month for the 1 Bedroom + Study, 2 Bedroom, 2 Bedroom + Study and 3 Bedroom types at share value 6, $420 a month for the 3 Bedroom + Study and 4 Bedroom types at share value 7, and $480 a month for the 4 Bedroom Premier and 5 Bedroom types at share value 8.
The 3 Bedroom Premier band is the one that spans two share values. Types C4, C4-G and C4-PH sit at share value 6 and $360, while the C5, C6 and C7 groups sit at share value 7 and $420, so the band runs $360 to $420 depending on the layout. Every figure remains an estimate until the management corporation is constituted after legal completion.
A Freehold Site in a Leasehold Precinct
The Continuum is freehold, held as an estate in fee simple, on land assembled from 22 separate freehold plots. Large freehold parcels of this size are difficult to assemble, because they depend on a collective sale succeeding across many owners rather than on a single government tender, and that scarcity is part of what the land price reflects.
The development also carries a Green Mark Platinum Super Low Energy rating, certificate GM4873/3/2022, certified in August 2023. The rated features include onsite renewable energy generation sized to replace around 30% of the clubhouse amenity load, five-tick air conditioning and LED lighting throughout the units and common areas, Advanced Precast Concrete System construction, and the retention of the existing conservation bungalow.
Stamp Duty and Financing
As with any private residential purchase in Singapore, buyers of The Continuum should budget for Buyer’s Stamp Duty, charged on a tiered scale based on the purchase price, and, where applicable, Additional Buyer’s Stamp Duty, which varies by citizenship status and the number of residential properties already owned. Both are payable in cash and cannot be financed. Financing is also subject to the Total Debt Servicing Ratio framework, which caps total monthly debt obligations at 55% of gross monthly income.
