The Continuum (双悦园) is a freehold condominium on Thiam Siew Avenue in District 15, addressed as 1 Thiam Siew Avenue, Singapore 436838, 3 Thiam Siew Avenue, Singapore 436841 and 5 Thiam Siew Avenue, Singapore 436843 on the North site, and 2 Thiam Siew Avenue, Singapore 436839, 6 Thiam Siew Avenue, Singapore 436844 and 8 Thiam Siew Avenue, Singapore 436846 on the South site, with the South Side Social clubhouse at 4 Thiam Siew Avenue, Singapore 436842, developed by Hoi Hup Sunway Katong Pte. The development comprises 816 units across six residential blocks, four of 17 storeys (Blocks 1, 3, 6 and 8) and two of 18 storeys (Blocks 2 and 5), together with a conserved single storey bungalow, Thiam Siew House, and a private overhead bridge connecting the two halves of the site. The site sits on 25,083.2 sqm (269,995 sqft) of land at a plot ratio of 2.8, with an overall gross floor area of 77,256.26 sqm inclusive of bonus balcony GFA, Indoor Recreation Space GFA, Built Environment Transformation GFA and the conserved bungalow, which is why the gross floor area runs ahead of the 70,232.96 sqm that a plot ratio of 2.8 alone would allow.
The Continuum holds freehold tenure (Estate in Fee Simple), on land assembled by the joint venture from 22 separate freehold plots through an $815 million collective sale whose tender closed on 18 November 2021. Hoi Hup Sunway Katong Pte. Ltd. holds Developer Licence No. C1461 (UEN 202140399C), and the project is designed by P&T Consultants Pte Ltd with Straits Construction Singapore Pte Ltd as main contractor, building with an Advanced Precast Concrete System that casts structural elements off site for tighter dimensional consistency and a quieter, less wasteful build. The development holds BCA Green Mark Platinum Super Low Energy certification, certificate GM4873/3/2022, awarded in August 2023. Expected Temporary Occupation Permit is 17 November 2027, with legal completion expected on 17 November 2030. The Continuum sits between Haig Road and Tanjong Katong Road in District 15, within a 20 minute walk of three MRT lines: Dakota Station on the Circle Line is 9 minutes away, Paya Lebar Interchange on the East-West and Circle Lines is 13 minutes away, and Tanjong Katong Station on the Thomson-East Coast Line, which opened in June 2024, is 19 minutes away. Views Around The Continuum
Units at The Continuum are oriented across four broad directions rather than a single dominant outlook. Blocks facing southwest look toward the Goodman Road landed enclave, the Central Business District skyline and a pocket sea view of East Coast Park.
Blocks facing southeast overlook the low-rise Joo Chiat and Katong conservation shophouses and Telok Kurau, one of the few remaining stretches of pre-war residential character in the eastern part of the island.
Blocks facing south get a further pocket sea view toward East Coast Park and the Central Business District skyline beyond it.
Blocks facing northwest look out toward the National Stadium and Singapore Sports Hub, with Paya Lebar visible beyond. The rooftop Sky Gardens on both North and South Continuum get the clearest versions of these views, looking toward the CBD, Kallang River and Paya Lebar on one side and the low-rise Joo Chiat cultural district and East Coast on the other.
The Continuum Facilities
The Continuum is built across two separate sites, North Continuum and South Continuum, joined by a landmark private overhead bridge that only residents can cross, plus two further sky bridges linking Block 1 to Block 3 and Block 6 to Block 8. Rather than sharing one crowded facility deck, each site carries its own full set of pools, clubhouse space and rooftop function rooms. The site plan numbers 89 resident facilities across fifteen zones, twelve at ground level and one on each of the two Sky Gardens, not counting plant and service rooms.
The private overhead bridge connects the roof terrace of the South Side Social clubhouse directly to the facility deck on the North side, a genuinely rare feature for a Singapore condominium. Splitting the site in two also gives residents two separate arrival points rather than one congested drop off, and lets each site carry its own complete set of pools and clubhouses.
Blocks run in a linear, North-South facing orientation so units get a clear sightline toward the surrounding landscape rather than a direct view of the block in front. All M&E rooms, including the substation, bin centre and pump rooms, sit in the basement, hidden from view. The design also trims balcony area to about 6.4% of GFA, below the norm of roughly 7%, freeing up more GFA for indoor communal recreation space instead.
The Continuum integrates old and new by reviving the heritage of Thiam Siew Avenue, converting the original bungalow at 21 Thiam Siew Avenue into Thiam Siew House, the North Continuum clubhouse, surrounded by new residential towers and facilities.
Carpark and other facilities run to a 1-to-1 ratio across two full basement levels, 816 lots in total, 8 of which are EV charging enabled, plus 8 accessible lots and 136 bicycle lots. Waste is handled by a pneumatic waste conveyance system serving North and South separately, with one general waste chute and one recycling chute at every floor lobby.
Thiam Siew Avenue itself has been widened as part of the development, with new trees, manicured landscaping and a public seating pod running alongside the site.
North Continuum, ground level is organised into six zones. The Wellness Zone holds a 270 sqm Lap Pool with a Jacuzzi Cove, 33.3m by 7m at 1.2m deep, with a pool deck, BBQ pavilion, resting pavilion, changing room and accessible toilet. The Fitness Zone carries a roughly 244 sqm Leisure Pool with its own Aqua Gym Pool and Jacuzzi Cove, an outdoor gym, a yoga lawn and a multipurpose lawn. The Heritage Zone is built around Thiam Siew House with its front court, front court lawn, water bowl and a feature wall made from the bungalow’s original roof tiles. The Arrival Zone North, Play Zone North and Garden Zone North add a waterwall drop-off plaza, bicycle parking, a playground and deck, a lobby garden, a patterned garden and a reflexology garden.
South Continuum, ground level is organised into five zones and has the larger pool deck. The Lake Pool Zone holds a 276 sqm Lap Pool, 50m by 5.5m at 1.2m deep, together with a shorter 95 sqm lap section, 25m by 3m, a clubhouse deck and the South Side Social clubhouse. The River Pool Zone runs a 98 sqm Cascading Children and Toddler’s Pool at 0.5m and 0.3m depth, a Family Pool at 0.9m depth and a Wellness Pool at 0.9m depth containing a Swan Neck Cove, a hydrotherapy pocket and Vichy shower beds, alongside a lounge deck, lawn deck and resting pavilions. The Play Zone South adds a playground, water play, lawn steps, a BBQ pavilion and the Multipurpose Recreational Court. The Garden Zone South carries a sensory garden, lawn garden and reflexology garden, and the Arrival Zone South has its own droplet drop-off plaza, droplet pool and bicycle parking.
Two Clubhouses at The Continuum
The two clubhouses are deliberately different in character, one heritage, one contemporary, joined by the private overhead bridge at roof terrace level.
North Continuum Clubhouse: Thiam Siew House
Thiam Siew House is the conserved single storey bungalow that was Mr Wee Thiam Siew’s house at 21 Thiam Siew Avenue, retained rather than demolished and converted into North Continuum’s clubhouse. It keeps its original Marseille roof tiles, gatepost and wooden casement windows and doors, and now houses a Library, Club Room and Foyer.
South Continuum Clubhouse: South Side Social
South Side Social is South Continuum’s contemporary glasshouse clubhouse, with a Glass House lounge and a Sound Room for karaoke style singalongs on the first storey, and a Social Room on the second storey that can be reconfigured for a range of activities and events.

Sky Garden North holds a Resting Lounge at the Grill Deck, a 29 sqm Sky Bar with its own 7 sqm powder room, mixology table and wine chiller looking toward the CBD, Kallang River and National Stadium, and Sky Fitness, a 73 sqm gym with a drink counter and a 4 sqm toilet.
Sky Garden South
Sky Garden South mirrors the North side with its own Resting Lounge, a 54 sqm Sky Club with a 7 sqm powder room and a 16-seater fine dining space with a chef’s counter, and Sky Gym, a 36 sqm gym with a 4 sqm toilet looking south toward East Coast Park.

Kitchen Appliances
Every kitchen at The Continuum runs V-ZUG cooker hoods and ovens with a Franke sink, and Samsung handles the fridge and laundry throughout, but the specific appliances step up by unit tier.

Type C1 is the one exception within the C series: every other 3 Bedroom, 3 Bedroom Premier and 3 Bedroom + Study type (C2 through C9) runs a gas hob, but C1 alone is fitted with an induction hob, the same as the A and B series units. A dishwasher and wine chiller are reserved for the 4 Bedroom Premier and 5 Bedroom types (D4 and E), 64 units in total; no other unit type, including the 4 Bedroom D1 to D3 types, gets either.
Sanitary Ware and Bathroom Fittings
Master Bath, Junior Master Bath and Common Bath fittings run Laufen sanitary ware with Gessi taps and fittings throughout the development, while any separate water closet is fitted in Johnson Suisse ware with Monic fittings. Every unit type up to and including C9 shares the same standard Master Bath layout, a shower cubicle with overhead rain shower, a single basin with vanity, a water closet, a mirrored cabinet and a towel rail. D4, D4-PH, E and E-PH step up to a considerably larger Master Bath with two basins, a long bath with hand shower, and a separate shower water closet with remote control, plus their own Junior Master Bath and a Powder Room besides.
Flooring is tiered by collection. The Signature Collection (Types A through D3) runs large format tiles, 1.2m by 0.6m, through the Living, Dining and bathroom areas. The Prestige Collection (C8, C9, D4, E) and the 4 Bedroom D1 to D3 types step up to marble tiles with skirting through the Living, Dining and corridor spaces. The Dry Kitchen in the D1, D2, D3, D4 and E types is finished in marble as well. Bedroom and Walk-in Wardrobe flooring is engineered timber with skirting throughout, regardless of unit type.
Smart Home and Sustainability
Every home at The Continuum comes with a WiFi IP camera doorbell, a digital lockset, smart air-con control paired with the development-wide Mitsubishi air-conditioning, and a mobile community app covering visitor registration and facilities booking. All units are built North-South facing with a ceiling fan for cross ventilation.
The Continuum’s facade combines full-height glass curtain walls with large picture-frame windows, horizontal ledges and vertical aluminium fins that accentuate the height of each tower block. The development holds BCA Green Mark Platinum Super Low Energy certification, awarded in August 2023 under certificate GM4873/3/2022. The rated features include onsite renewable energy generation sized to replace around 30% of the clubhouse amenity load, five-tick energy efficient air conditioning and LED lighting in both the units and the common areas, Advanced Precast Concrete System construction, lower embodied carbon in the concrete, steel and glass, and the retention of the existing bungalow rather than its demolition. Eight of the basement carpark lots are EV charging lots, wired and active rather than merely EV ready.
The Continuum Unit Distribution Chart
The Continuum’s 816 units are spread across six blocks: Block 1 (North, 17 storeys, stacks 01 to 09), Block 3 (North, 17 storeys, stacks 10 to 18), Block 5 (North, 18 storeys, stacks 19 to 24), Block 2 (South, 18 storeys, stacks 25 to 30), Block 6 (South, 17 storeys, stacks 31 to 39) and Block 8 (South, 17 storeys, stacks 40 to 48). Blocks 2 and 5 carry all eight of the development’s private-lift Prestige Collection stacks (C8, C9, D4 and E types), while Blocks 1, 3, 6 and 8 hold the standard-lift Signature Collection.
Several genuine irregularities are worth flagging rather than smoothing over, since they are visible on the chart above as shorter columns and are not a misprint. Type A has no penthouse version at all, its stack simply carries the standard 560 sqft layout all the way to the top floor of Blocks 1, 3, 6 and 8. In Block 1, the last two stacks have no ground floor unit and start at the second storey, one carrying Type C3 and the other Type B2, and the same pair is missing at ground level in Block 8, where the stacks carry Type C2 and Type B2. One stack in each of Blocks 1, 3, 6 and 8 changes shape partway up: its ground floor unit is Type B3-G (700 sqft), but from the second storey upward the same column of the building becomes the larger Type B4 (721 sqft), a genuine unit type change rather than a simple ground floor variant. Most notably, the stacks carrying D4 and E in Blocks 2 and 5 have no ground floor or second floor unit at all, their first residential floor is the third storey, so no D4-G or E-G exists anywhere in the building. There is also no base Type B3: the four B3-G units at ground level in Blocks 1, 3, 6 and 8 are the only B3 layouts in the development. On Blocks 1, 3, 6 and 8 the eighteenth level carries no units at all, because it is the Sky Garden deck.
