How payment is structured before TOP

The Continuum is sold under the standard Progressive Payment Scheme used for uncompleted private residential property in Singapore, tied to construction milestones rather than a single deferred lump sum. Booking takes 5% upon the Option to Purchase, with a further 15% due on signing the Sale and Purchase Agreement. From there, payment follows the build: 10% on completion of foundation work, 10% on completion of the reinforced concrete framework, 5% on completion of partition walls, 5% on completion of roofing and ceiling work, 5% on completion of doors, window frames, electrical wiring and internal plastering, and 5% on completion of car park, roads and drains. The largest single tranche, 25%, falls due on the issuance of the Temporary Occupation Permit, with the final 15% due upon legal completion.

Three MRT lines within a 20-minute walk, on a freehold pocket of Katong

The Continuum sits along Thiam Siew Avenue, between Haig Road and Tanjong Katong Road in District 15, on freehold land assembled from 22 separate plots, one of which carried the house of Mr Wee Thiam Siew, conserved as the Thiam Siew House clubhouse. The site sits close to the boundary of Katong, Dakota and Paya Lebar. Since June 2024, the site is also within reach of Tanjong Katong MRT on the Thomson-East Coast Line, giving the address a genuine three-line spread: East-West, Circle and Thomson-East Coast.

Within 1km, the development sits close to Haig Girls’ School, Kong Hwa School, and Tanjong Katong Primary, Girls’ and Secondary Schools. A heritage street being upgraded alongside the project

Thiam Siew Avenue itself is being widened as part of the development, with new trees, manicured landscaping and a public seating pod along the road. The upgrade is tied to the development’s own site works rather than a separate government project, and it runs alongside the conservation of Wee Thiam Siew’s original bungalow at the North site: the family sold the two parcels that became The Continuum in a $815 million collective sale in November 2021, described by Savills, which brokered the sale, as the largest residential development site sold since July 2018.

The Paya Lebar Airbase relocation: a long-range plan, not a dated project

The eventual relocation of Paya Lebar Airbase is a long-term growth driver for the area, opening land for what URA’s masterplanning materials describe as a new live-work-play precinct and lifting the current building-height restrictions that the airbase imposes on the surrounding region. However, this is a long-range planning idea in URA’s Master Plan rather than a funded project with a construction contract or a completion date, and no relocation timeline has been announced. It is worth knowing about as context for the area’s direction over the coming decades, but it should not be read as a near-term catalyst the way the already-completed Tanjong Katong MRT station is.

Two sites, one bridge: the idea behind the name

The Continuum takes its name, and its Chinese name 双悦园, from the idea of gradual change without a clear dividing point, a nod to the freehold tenure buyers hold as a legacy, and to the design’s own continuity between old and new, north and south, ground and sky. In practice that plays out as two physically separate sites, North Continuum (Blocks 1, 3 and 5) and South Continuum (Blocks 2, 6 and 8), joined by a landmark private overhead bridge that only residents can cross.

Why the development is split across two sites

Splitting the 269,995 sqft site into a North and South Continuum, each with its own entrance, gives residents two separate arrival points rather than one congested drop-off, and it means each site can carry its own full set of pools and clubhouses rather than sharing a single, more crowded facility deck. The private overhead bridge is what ties the two back together for residents: it’s pitched by the developer as a genuinely rare feature for a Singapore condominium, connecting the roof terrace of the South Side Social clubhouse directly to the facility level on the North side.

Heritage on the North site, glass and steel on the South

The two clubhouses are deliberately different in character. Thiam Siew House, the conserved bungalow at North Continuum, keeps its original Marseille roof tiles, gatepost and wooden casement windows and doors, and now houses a library, club room and foyer. South Side Social, the newer clubhouse at South Continuum, is a contemporary glasshouse with a Glass House lounge, a Sound Room for karaoke-style singalongs, and a Social Room upstairs that can be reconfigured for events. The overhead bridge to the North physically connects the two, old and new, at roof-terrace level.

Site planning: what the block positioning is actually solving for

The towers are pushed toward the site’s north-south boundary to open up a larger stretch of landscape and greenery elsewhere on the plot, and a high wall lined with vertical greenery screens the view toward a neighbouring petrol kiosk. Blocks run in a linear, North-South facing format, and the premium blocks are staggered rather than aligned in a straight row, so more units get a clear sightline to the landscape rather than a direct view of the block in front. A Multipurpose Recreational Court is positioned at the gable end of the site, and all M&E rooms (the bin centre, substation and switch room) sit in the basement, out of view. The design also trims balcony area to about 6.4% of GFA, below the norm of roughly 7%, freeing up more GFA for indoor communal recreation space instead.

What each facing looks out onto

Units are oriented to make the most of the surrounding views rather than a single dominant outlook, across four broad directions: southwest toward the Goodman Road landed enclave, the CBD skyline and a pocket sea view of East Coast Park; northwest toward the National Stadium and Paya Lebar; southeast toward the low-rise Joo Chiat and Katong conservation shophouses and East Coast Park; and south toward the CBD skyline with a further pocket sea view. The Sky Gardens on the roof terraces get the clearest versions of these views, looking out toward the CBD, Kallang River and Paya Lebar on one side, and the low-rise Joo Chiat cultural district and East Coast on the other.

Unit Types & Floor Plans

Nine price bands, 49 layouts, here’s what each one actually gives you

The Continuum offers nine bedroom configurations across 48 distinct unit types, split between the standard-lift Signature Collection (1 Bedroom + Study through 4 Bedroom) and the private-lift Prestige Collection (3 Bedroom + Study, 4 Bedroom Premier and 5 Bedroom). Sizes run from 560 sqft for a 1 Bedroom + Study up to 2,260 sqft for the largest 5 Bedroom penthouse-tier unit. Almost every type comes in three possible versions of the same layout: a ground-floor version with a Private Enclosed Space (PES) in place of a balcony, a standard mid-floor version with a balcony, and a top-floor version with a strata-void high ceiling, marked -G and -PH respectively where they exist.

1 Bedroom + Study (Types A, A-G)

The smallest unit at The Continuum, and the only type without a -PH version

A and A-G are identical in everything but floor level: both 560 sqft with a Master Bedroom, Master Bath, an open Study nook off the living area, and either a Private Enclosed Space (ground floor) or a balcony (every floor above). Unlike almost every other type at The Continuum, there’s no separate -PH version: the stack simply runs the plain Type A layout all the way to the top floor of its block. Type A appears in all four of the standard 17-storey blocks (1, 3, 6 and 8), 68 units in total, and does not appear in the taller 18-storey Blocks 2 or 5 at all.

B1 is the only 2 Bedroom type with a penthouse version

B1 and B2 are both plain 2 Bedroom layouts with a Master Bedroom and Bath plus a second Bedroom and Bath2, but they sit in different towers and only one of them gets a top-floor upgrade. B1 runs in the two taller, private-lift-tier Blocks 2 and 5 (the same blocks that carry the Prestige Collection), and it’s the only 2 Bedroom type with its own -PH version, 75 sqm / 807 sqft with a strata-void high ceiling at Living/Dining. B2 runs in the four standard 17-storey blocks and tops out at the plain 667 sqft layout on every floor, including the 17th; it’s also the largest 2 Bedroom type by unit count, 134 units across B2 and B2-G, more than double any other 2 Bedroom or 2 Bedroom + Study type.

One stack changes shape between the ground floor and the tower above it

B3-G and B4-G look like a matched pair of ground-floor variants, but they don’t sit above the same layout. B4-G’s own stack simply becomes plain B4 from the 2nd floor up, same 67 sqm size, same room list, just a balcony instead of a Private Enclosed Space. B3-G’s stack does something different: above its 65 sqm ground-floor unit, the same column of the building switches to the larger 67 sqft B4 layout for every floor from the 2nd storey to the top, rather than continuing as a B3 layout. There’s no plain “B3” or “B3-PH” type anywhere in the building, only the one ground-floor unit at B3-G in each of the four standard blocks. Both B3-G and B4 add a Study nook to the same Master Bedroom plus Bedroom2 layout as the plain 2 Bedroom types above.

C3 is the one 3 Bedroom type with no ground-floor version

C1, C2 and C3 all carry the same basic room list, a Master Bedroom, Bedroom2 and Bedroom3 sharing a common Bath2, a Foyer, and a standalone Kitchen, at a near-identical 872 to 947 sqft footprint. C3 is the exception in the group: its stack (Block 1) has no ground-floor C3-G unit at all, the stack simply doesn’t run to the ground floor, and starts instead at the 2nd storey. None of C1, C2 or C3 carry a Household Shelter, unlike every 3 Bedroom Premier type one tier up.

The Household Shelter starts here, not at the smaller 3 Bedroom types

C4, C5, C6 and C7 add a Household Shelter and a separate WC to the same Master Bedroom, Bedroom2, Bedroom3 and Bath2 layout as the plain 3 Bedroom types, on a broadly similar footprint. This is the actual starting point for the Household Shelter at The Continuum: it appears in this Premier tier and every larger type above it, but not in any of the plain 3 Bedroom types below it, and, more surprisingly, not in the 3 Bedroom + Study types just above it in size either (see the next group). The developer fits these Household Shelters with aluminium louvered slide-and-swing doors specifically so they can be ventilated if used as a helper’s room. All four Premier types are otherwise near-identical in size, 1,066 to 1,087 sqft depending on which block they sit in.

This whole family is 3 Bedroom + Study, even where the summary table says otherwise

C8 and C9 are the entry point into the private-lift Prestige Collection, each with a Master Bedroom, Bedroom2, Bedroom3, a Study, its own private lift and private lift lobby, a Water Closet, and a second store room on top of the usual store. The floor plans and its stacking chart both label every version of C8 and C9, ground floor, standard floor and penthouse alike, as “3 Bedroom + Study.” A separate unit-mix summary table drops the “+ Study” for the -G and -PH rows specifically, but that’s an inconsistency in the summary table, not a different floor plan: the Study is there on every floor. C9 also has no standalone row in that same summary table for its standard mid-floor version, since it’s identical in size to C9-G and appears to have simply been folded into that row.

No Household Shelter here, despite being larger than the 3 Bedroom Premier types

Both C8 and C9 run to 1,227 to 1,464 sqft, comfortably larger than any C4-C7 3 Bedroom Premier unit, yet neither carries a Household Shelter. The Shelter appears in the smaller Premier tier below and in the 4 Bedroom types above, but skips this specific tier in between. C8/C9 owners get a Study and a second store room instead of a Shelter, and the Study can currently be reconfigured five different ways: enclosed with an additional wall and casement door, converted into a walk-in closet with a dresser, converted into a fourth bedroom with a sliding door, opened up to enlarge the living room, or partially converted into a built-in dressing table for the Master Bedroom.

4 Bedroom (Types D1, D1-G, D1-PH, D2, D2-G, D2-PH, D3, D3-G, D3-PH)

Four bedrooms, but still just two full bathrooms plus a WC

D1, D2 and D3 add a fourth bedroom to a Master Bedroom, Bedroom2 and Bedroom3 layout, but Bedroom2, 3 and 4 all share the single Bath2 between them, on top of the Master’s own bath and a separate WC. All three types also carry a Household Shelter with the same louvered ventilation doors as the 3 Bedroom Premier tier, and a Wet and Dry Kitchen split, with the Dry Kitchen finished in marble rather than tiles, a step up from every Signature Collection type below it. Sizes are close across the three, 1,227 to 1,292 sqft, with D3 the largest of the standard-floor trio.

The largest standard unit type in the building

E is the biggest non-penthouse unit at The Continuum, and its bathroom count keeps pace with its five bedrooms: a Master Bedroom with Walk-in Wardrobe and its own Bath, a Junior Master Bedroom with Junior Master Bath, Bedroom3 and Bedroom4 sharing Bath3, a fifth bedroom, and a separate Powder Room on top of all of that. It shares its stack’s unusual vertical footprint with D4 next door, starting on the 3rd floor rather than the ground or 2nd, and carries the same Wet and Dry Kitchen split, dishwasher and wine chiller as D4. E-PH, at 2,260 sqft, is the largest unit type in the development with the same room list plus an additional store.

Fittings, Appliances & Finishes

V-ZUG and Franke across the board, but the hob and fridge step up by unit type

Every unit at The Continuum runs V-ZUG cooker hoods and ovens with a Franke kitchen sink, and Samsung handles the fridge and laundry throughout, but the specific appliances change as the unit type steps up, and the two Collections split on flooring, kitchen counters and bathroom finishes rather than sharing one uniform package.

Why Type C1 breaks the pattern within its own Collection

Every other 3 Bedroom and 3 Bedroom Premier type (C2 through C9) runs a gas hob, but C1 specifically is fitted with an induction hob instead, the same as the smaller A and B series units, despite an otherwise identical kitchen package (Franke sink, V-ZUG hood and oven, Samsung fridge and washer-dryer combo). A dishwasher and wine chiller only appear once you reach D4, D4-PH or the E series, the two largest tiers in the building; nothing in the Signature Collection below that, including the 4 Bedroom D1-D3 types, gets either.

The Master Bath changes shape at D4, D4-PH, E and E-PH

Every unit type up to and including C9 gets the same standard Master Bath: a shower cubicle with overhead rain shower, a single basin with vanity, a water closet, a mirrored cabinet and a towel rail, all in Laufen ware and Gessi fittings. D4, D4-PH, E and E-PH swap this for a considerably larger Master Bath with two basins, a long bath with hand shower, and a separate shower water closet with remote control, plus their own Junior Master Bath and a Powder Room besides. This split lines up exactly with where the Wet/Dry Kitchen, Walk-in Wardrobe and dishwasher/wine chiller provision also step up, marking D4 and E as a genuinely different tier of fit-out rather than just a larger floor plate.

Facilities at The Continuum are split across both sites rather than pooled in one location, so North and South Continuum each get their own pools, clubhouse and rooftop function rooms, connected by the private overhead bridge. The two clubhouses, room by room

Thiam Siew House, the conserved bungalow clubhouse at North Continuum, holds a Library, Club Room and Foyer. South Side Social, the newer clubhouse at South Continuum, has a Glass House on the 1st storey, a Sound Room for singalongs on the 1st storey, and a Social Room on the 2nd storey that can be reconfigured for a range of activities.

The suffix marks where in the stack the unit sits. -G is the ground floor version, which swaps the balcony for a private enclosed space and is otherwise the same layout; a Type A-G and a Type A are both 560 sqft. -PH is the top floor version, which carries a strata void and a 4.62m ceiling over the living and dining, so its stated area runs larger: a Type B1 is 646 sqft and a B1-PH is 807 sqft, of which 15 sqm is strata void.
