The Continuum | Freehold Condo at Thiam Siew | Official Sales
Freehold Condo at Thiam Siew Avenue, the Largest Freehold Development in District 15 East Coast
The two sites are joined by a private, resident-only overhead bridge, a genuinely rare feature for a Singapore condominium, and the original single-storey bungalow on the North site has been conserved and converted into the Thiam Siew House clubhouse. The development targets BCA Green Mark Platinum (Super Low Energy) certification, and every unit comes with smart home features including a digital lockset, a WiFi doorbell camera, and smart air-con control.
Hoi Hup Realty and Sunway Developments acquired the two Thiam Siew Avenue land parcels in a S$815 million collective sale in November 2021, one of the largest single residential land transactions in Singapore since the 2017 to 2018 collective sale wave. The Continuum launched in April 2023 at an average of about S$2,580 psf, and is marketed as the largest freehold new launch development in the East Coast of Singapore.
The Continuum Condo: Two Sites, Six Blocks, 816 Units
Two Sites Joined by a Private Overhead Bridge
The Continuum Condo Project Information – The Continuum is built across North Continuum (Blocks 1, 3 and 5) and South Continuum (Blocks 2, 6 and 8), joined by a landmark private overhead bridge that only residents can cross, plus two further sky bridges linking Block 1 to Block 3 and Block 6 to Block 8. Each site carries its own full set of pools and clubhouses rather than sharing one crowded facility deck:
- North Continuum – Lap Pool with Jacuzzi Cove, Leisure Pool with Aqua Gym and Jacuzzi Cove, Thiam Siew House clubhouse (a conserved single-storey bungalow with a library, club room and foyer), and Sky Garden North on the roof, with a Sky Bar, Sky Fitness gym and a resting lounge
- South Continuum – a 50-metre Lap Pool, Cascading Children and Toddler’s Pool, Family Pool, South Side Social clubhouse (a contemporary glasshouse with a Glass House lounge, Sound Room and reconfigurable Social Room), and Sky Garden South on the roof, with a Sky Club, Sky Gym and a resting lounge
The development is built with sustainability in mind, with blocks running a linear, North-South orientation for panoramic views toward the Central Business District, Joo Chiat’s low-rise conservation shophouses, and East Coast Park. The property is fitted with solar panels, Electric Vehicle chargers at 10 of its accessible carpark lots, and e-waste bins, working toward BCA Green Mark Platinum (Super Low Energy) certification. Every unit also comes with a mobile community app for visitor registration and facilities booking, on top of the digital lockset, WiFi doorbell camera and smart air-con control fitted throughout.
560 sqft to 2,260 sqft Across 48 Unit Types

Every kitchen runs V-ZUG cooker hoods and ovens with a Franke sink, and Samsung handles the fridge and laundry throughout, but the specific appliance package steps up by unit tier:
- 1 Bedroom + Study, 2 Bedroom and 2 Bedroom + Study types – induction hob, Samsung free-standing fridge, Samsung washer-dryer combo, no dishwasher or wine chiller
- 3 Bedroom and 3 Bedroom Premier types (C1 to C7) – gas hob (Type C1 is the one exception, fitted with an induction hob), Household Shelter from the Premier tier up

Why The Continuum Stands Apart: The Continuum Condo is a freehold development in District 15, developed by the joint venture of Hoi Hup Realty and Sunway Developments, two established regional developers with a combined track record spanning decades. At 816 units, it stands as one of the largest freehold new launch developments in the East Coast, on land assembled through a S$815 million collective sale, one of the largest single residential land transactions in Singapore since the 2017 to 2018 collective sale wave.
Its twin-site layout, joined by a private overhead bridge and anchored by a conserved heritage bungalow, gives it a design identity that’s genuinely distinct among new launches in the area. With three MRT lines within a 20-minute walk, a full V-ZUG and Laufen fittings package, and smart home features throughout, The Continuum offers a considered mix of heritage, design and connectivity for buyers prioritising freehold tenure in District 15.

The Continuum Condo Location Highlights – The Continuum sits between Haig Road and Tanjong Katong Road, within a 20-minute walk of three MRT lines: the East-West and Circle Lines at Paya Lebar Interchange, and the Thomson-East Coast Line at Tanjong Katong. Paya Lebar MRT Interchange is a 13-minute walk (8 minutes by bicycle), Dakota MRT Station on the Circle Line is a 9-minute walk (4 minutes by bicycle), and Tanjong Katong MRT Station on the Thomson-East Coast Line, which opened in June 2024, is a 19-minute walk. Major expressways including the Pan-Island Expressway, East Coast Parkway, Marina Coastal Expressway and Kallang-Paya Lebar Expressway provide access to the Central Business District and Marina Bay Financial District for drivers.
The Continuum Condo is also within reach of the long-term plans in URA’s Master Plan for the Kampong Bugis area, Old Kallang Airport and the Kallang Alive Loop, and the eventual relocation of Paya Lebar Airbase, which the developer cites as a future growth driver for the district. No firm timeline has been announced for the airbase relocation; the confirmed, already-operating transit link is Tanjong Katong MRT Station.

Frequently Asked Questions About The Continuum
Is The Continuum really the largest freehold new launch in the East?
On the basis of its 816 units on a freehold site in the East Coast and Katong area, it’s comfortably larger than the leasehold launches in its immediate cluster, and freehold sites of this scale are genuinely uncommon in Singapore.
Does every unit get a Household Shelter?
No. The Household Shelter appears from the 3 Bedroom Premier tier upward, through the 4 Bedroom, 4 Bedroom Premier and 5 Bedroom types. It’s absent from the smaller 1 Bedroom, 2 Bedroom and plain 3 Bedroom types, and, somewhat unusually, it’s also absent from the larger 3 Bedroom + Study types in the Prestige Collection.
What’s the difference between the Signature Collection and the Prestige Collection?
The Prestige Collection is the private-lift tier, the 3 Bedroom + Study, 4 Bedroom Premier and 5 Bedroom types, each with their own private lift and lift lobby, marble Living and Dining flooring, and an upgraded Master Bath. The Signature Collection covers everything else, from 1 Bedroom + Study through 4 Bedroom, on shared lifts.
Do North Continuum and South Continuum share facilities?
Not directly. Each site has its own full set of pools, gym and clubhouse. What connects them is a private, resident-only overhead bridge linking the two sites, plus two further sky bridges forming the Sky Gardens landscape deck on each side.
How does payment work before TOP?
The Continuum uses the standard Progressive Payment Scheme: 5% on the Option to Purchase, 15% on signing the Sale and Purchase Agreement, milestone-based tranches through construction, 25% on TOP, and a final 15% on legal completion. There is no Deferred Payment Scheme, since that option isn’t currently available for private residential launches in Singapore.
Is Tanjong Katong MRT Station open yet?
Yes. Tanjong Katong MRT Station on the Thomson-East Coast Line opened on 23 June 2024 and is a 19-minute walk from The Continuum, alongside Paya Lebar MRT Interchange (13 minutes) and Dakota MRT Station (9 minutes).
